The 18th century farmhouse is currently divided into 2 apartments.

The view from this vantage point down to the medieval borgo of Santa Giuliana, and beyond to the forested hills, is simply breathtaking. The ground floor of the olive mill was also designed as a separate studio although it is currently used as an office, ironing room and storage space. Detached Cottage

A large window overlooks the pool and the hills beyond. There are terracotta floors throughout. Outside is a private terrace with gorgeous views.

 

Luxurious 2 bedroom Owner’s House

The house currently occupied by the owner has luxurious and spacious accommodation consisting on the ground floor of a very DSCN0030large lounge with open fire place and french doors to the garden, a separate library/dining room and a spacious kitchen/dining room with open fireplace. Also on the ground floor is a large utility and storage room plus a washroom. Along two sides of the house is a lovely private terrace, part in sun and part in the shade of a rose covered pergola. Upstairs is a very spacious bedroom with en suite bathroom and walk in wardrobe, an office or second lounge and another bedroom with en suite shower room and its own kitchenette. Garden and grounds

This quote from past guests says it all. The owner has painstakingly built up,pool1 over the past 12 years, a beautiful country house garden in this idyllic part of Umbria. The central courtyard is adorned with huge potted hydrangeas and an old fig tree for shade. Little lanes feed off the courtyard to other parts of the grounds and steps go up to a vegetable plot, and then up again to the pool. The infinity edge pool, set toward the top of the property, benefits from lovely views across the hills. At the front of the main owner’s house there is a gated entrance lined by ornamental firs and a sunken part of the garden currently used as a hen coop and run. Below the farmhouse is an area of lawns and shrubs to the edge of the property, leading round to a gravel driveway up to a second main gated entrance to the property and ample parking areas. There are roses everywhere, wisteria covered pergolas and delightful private terraces and sitting areas. The garden design truly is a masterpiece.

Practical Matters

There is an extensive water storage capacity, electricity and telephone, gas storage tanks for heating and cooking and satellite TV systems installed. Kitchens are all well equipped with ovens, hobs, fridge freezers (an Aga in the Owner’s house kitchen) plus dishwashers in the larger rental units. There is a washing machine in the Owner’s house and a separate laundry facility for guests under the swimming pool.

The entire property is fenced with gates on all entrances, both pedestrian and for car access. There is ample parking in three separate areas. The property is located up a ‘strada bianca’ which was totally resurfaced within the last 2 years.

Location

The property is reached from Umbertide by following the road to Pantano and turning up a well kept ‘strada bianca’ that winds for about 10 minutes up the side of Monte Corona to the houses. The drive from Umbertide takes about 15 minutes.

Within an hour's drive you can reach the fascinating towns of Perugia, Gubbio, Citti di Castello, Sansepolcro, Cortona, Arezzo, Todi, Spello and, of course, Assisi. Lake Trasimeno is also under an hour away and Orvieto and Siena are only 1½ hours away. Even Florence and other parts of Tuscany are easy day trips from Prato di Sotto.

 

Airports & Rail links

The nearest airport is Perugia (40 minutes) which now has Ryanair flights from Stansted in the UK. Both Rome airports are about 2½ hours drive; Florence, Ancona and Bologna (Forli) about 2 hours and Pisa about 3 hours. Perugia airport also has flights from Milan and other Italian cities.

There is an excellent train link to Rome from Perugia (about 2 hours to Rome Termini) and also to Florence from either Perugia or Terontola. There is also a train service from Umbertide to Perugia.
