'Nothing can quite prepare you for what you will find on the long drive up the 'Strada Bianca' to Prato di Sotto. My family first made that journey 18 years ago and it is a place that has remained in all of our hearts since. It was a very special place then and remains so today as affirmed by our most recent stay in La Capanna, an idyll for a couple. It is all too easy to go overboard with superlatives but what Penny has created deserves them. She took on a group of derelict buildings on top of a hillside and worked tirelessly, with extraordinary resilience to create something totally unique. In the years since she has overseen and curated the development of a place that exudes a rare combination of elegance, style and informality. She is a woman of exquisite taste and great generosity with the experience she provides for others being testimony to that. In a world where there is such an abundance of choice, where style is so often the victor over substance, Prato di Sotto is 'the real deal'. A stay here is very special indeed.' Karen S

'I visited Prato di Sotto in August and spent a thoroughly enjoyable and relaxing week in the studio apartment, Il Molino, which is surrounded by fig trees and has a wonderful view down the valley to a medieval village. The apartment is well equipped and very comfortable and I loved the large, private, covered terrace where I could eat and sit out in the shade. Penny makes all her guests feel very welcome and is a mine of information about the local area. Like other reviewers, I was impressed by the sympathetic restoration and thoughtful design of this small complex with its beautiful gardens which merges unobtrusively into the spectacular landscape. I have stayed in many places in Italy - this has to be one of the best and I will definitely return.' Elizabeth S

'Prato di Sotto is a very special holiday experience. We stayed in La Terrazza, with a huge terrace where we ate all our meals under the shade of a thick grapevine-- the grapes hanging just above our heads. In front of us, a magnificent view down into a bowl surrounded by wooded slopes. Everything about this place is beautiful-- Penny's immaculate restoration and building-- the large and long infinity pool with spectacular views, her succession of beautiful gardens, the hens-- and their eggs! Our kitchen was far better equipped than most holiday lets-- stocked by someone who cares about food, and about cooking. The immensely thick stone walls and the shutters meant we were always very comfortably cool inside--much more so than at home in London in high Summer! We tended to go out on trips every other day-- to Gubbio, to Assisi, to Perugia... and spend the alternate days simply relaxing with books and the pool--perfect.'  J, G and E

'My partner and I stayed in Prato Di Sotto for 6 nights and it was so special that it ended up being the place my partner chose to propose, on the balcony of the main house at sunset, overlooking the amazing Umbrian mountains. Penny was extremely helpful and accommodating and gave us some champagne when she heard of our engagement. She was extremely approachable for advice on the area, where to go and shop and some great restuarant recommendations! We would definitely go back to Penny's and would recommend to friends. It was truly a magical place, built with love and lots of care and attention to ensure guests enjoyed themselves!! Tara and Tarun

'I visited Prato di Sotto in May 2013, staying in La Capanna cottage overlooking the swimming pool. The views over the Umbrian hills are breathtaking and the cottage is beautifully appointed, being simple but sophisticated. Penny is a delightful host and great company. Being off season, we enjoyed many hikes together with her dogs through the surrounding countryside. It is an ideal place to relax and unwind.'

"Thank you for another week of much needed relaxation and enjoyment. Prato di Sotto is such a perfect place to feel the charm and beauty of the Umbrian countryside in buildings that are comfortable to live in and attuned to their surroundings. To sit by the pool on a hot afternoon is to know what relaxation is. Each visit reveals more charms and we look forward to next year." Doreen & Bob

“For people like us living in Australia and have romantic notions of an Italian country holiday, Prati di Sotto is much more than we imagined. After gorgeous days exploring the Umbrian countryside and its towns, we loved coming home to watch the sunset, enjoy some wine and cook an Italian meal. Our time here will be even more memorable thanks to your generous hospitality and wonderful home.”

“Great to meet you Penny and to spend a few days in this haven of peace and tranquility. Just what we need to recover from the noise, foul air and crowds in Sorrento!”

Wonderful cottage (la Capanna), well temperated pool, unexpected candle lit dinner, first and best fig you ever eaten, beautiful gardens with excellent lettuce and herbs, fresh eggs and quite a lot of lavender, nice walks around and Umbria from its best.”
